Souillac Golf and Country Club is a development of ‘Swiss Style’ chalets deployed around an 18 -hole golf course in the Dordogne valley. The chalets are grouped in clusters of typically 10 or more houses at different locations around the golf course with each cluster having its own swimming pool. There are tennis courts and clubhouse with restaurant  and pool area as well the private "hamlet pool area"

There are a number of styles to these chalets, this property offers 3 double bedrooms. Owners can opt to rent out their chalets when not occupied by their friends and family and receive income from the renting. The site is centrally administered and there is a clubhouse and restaurant. Owners can take a shareholding in the Club if they so desire and can get garden and maintenance facilities as a service from the Club.

Easy to get to and ideal for week-end breaks with year round low cost flights available at Brive-Souillac just 25 mins away, Bergerac 1hr 30 mins or Toulouse 1hr 40 mins.

The chalet being offered for sale is in the Truffiere cluster which sits at the very highest location of the development and as a consequence offers fantastic views from its south facing frontage. The chalet is extremely well equipped and comfortable.  The chalet in theory was a 4 bedroomed design but the fourth bedroom (traditionally on the ground floor) has been opened up to extend the lounge area.  Unlike the majority of lodges on the site which have varnished wooden pine wood panelling, this lodge has light coloured internal decor which gives it much more open, relaxing and fresh feel.

The downstairs area consists of an open plan kitchen, diner and lounge area.  The kitchen is well conceived and of a high standard fit out with white goods and storage.  The lounge benefits from a very efficient wood burner which can supplement the electric radiator heating during winter stays.  An entrance lobby and shower room with under floor electric heating completes the downstairs facilities.

The upper floor has three bedrooms, all of which could be used as double accommodation.  Like the downstairs area, these are heated by electric radiators. There is a bathroom with over bath shower and heated towel rail.  There is an eaves lockable storage area off the third bedroom which allows personal possessions to be safely stored should the owners chose to rent to third parties.  The front two south facing bedrooms have French doors leading out to a suspended balcony where the views down the valley, of the sunsets and the astonishing night time skies can be enjoyed.

External to the lodge at the front and rear are paved patio areas, a storage shed and off road parking which is directly alongside the lodge.

The current owners use the lodge as a holiday home and have only allowed friends and family to use it and never placed it in the rental pool. As a result, the decor and presentation is pristine, making it one of the best presented best located and highly desirable on the whole site.

The site facilities provide cable TV to each lodge which includes Sky Sports. The owners have also installed a FreeSat dish to deliver a full cross section of UK TV and radio programs.  Golf membership for owners is at an absurdly low annual rate.  Beware however that the course while shorter than the norm has a propensity to eat golf balls at an alarming rate!

A comment from the current owners: -

We bought this lodge as a ‘toe in the water’ investment to prove whether a holiday home in France would work for us and that we would actually use it.  We fell in love with it after viewing others on the site because of its fantastic location and views and its clean comfortable internal fit out.  We love it even more today and the little community of the Truffiere cluster.  The lodge has helped us serve our ‘apprenticeship’ and proved to us that we love France even more than we had expected.  While we will be sad to leave, we now know and have confidence it is time to move on to a standalone property in the local area outside of the Club.


The asking price is for the lodge with a separate consideration to be negotiated for the fixtures and fittings.
